We are a principal buyer, not a brokerage

IK Capital Group LLC is a private real estate investment firm. We purchase property for our own account and portfolio. We are not a licensed real estate brokerage, we do not represent you, and we owe you no fiduciary duty. We are not acting as your agent in any transaction. Where a transaction involves the assignment of a purchase contract rather than a completed purchase, we will disclose that in writing as required by applicable law.

No legal, tax, or financial advice

Nothing on this site is legal, tax, accounting, appraisal, or investment advice. Selling property has significant legal and tax consequences. You should consult your own attorney and tax professional before entering into any agreement with us. We encourage you to do so.

Offers are estimates until they are contracts

Any figure, range, or offer communicated through this site, by email, or by phone is preliminary and non-binding. It is based on the information you give us and on our assumptions, and it may change after inspection, title review, or further diligence.

No offer becomes binding on either of us until a written purchase agreement is signed by both parties. Submitting a form creates no obligation for you to sell and no obligation for us to buy, and we may decline any property for any lawful reason.

Investor opportunities are not securities offerings

Our investor list exists to notify subscribers about specific properties available for direct purchase. Joining it is not an offer to sell, or a solicitation of an offer to buy, any security. We are not a broker-dealer, an investment adviser, or a fund, and nothing here is an offer of an interest in a pooled investment vehicle.

Return figures collected on our investor form describe your stated objectives. They are not projections, promises, or guarantees of performance by us. Real estate investment involves risk, including the loss of principal, and past results do not predict future results. Any actual joint venture or capital partnership would be documented separately and is not offered through this website.

Governing law

These terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules.
